How to Show MLS® Listings on Your Real Estate Website in Canada

A plain-language guide to CREA DDF®, IDX and how Canadian REALTORS® can show live MLS® listings on their own website without copying data by hand.

Why live listings matter on your own site

Buyers start their search online. When your website shows current listings for the neighbourhoods you serve, visitors stay longer, save homes, and contact you instead of bouncing to a portal. Search engines also reward pages that are useful and kept up to date.

Copying listings by hand does not scale: prices change, homes sell, and stale pages hurt trust. The answer is a data feed that updates your site automatically.

CREA DDF® explained

In Canada, the Canadian Real Estate Association (CREA) operates the Data Distribution Facility, known as DDF®. It lets members distribute listing content to approved websites through a data feed. A REALTOR® or brokerage sets up a data feed (a destination) and authorizes a technology provider to receive it.

Each feed comes with rules: which listings may be shown, how brokerage attribution must appear, how often data must refresh, and how removed listings must disappear. A good website platform handles those rules for you.

  • Member feeds show only your own listings.
  • Office feeds show your brokerage's listings.
  • Broader feeds can include listings from other members where your agreement allows it.

IDX vs DDF® — what's the difference?

IDX (Internet Data Exchange) is the term many US and some Canadian boards use for sharing listings between member websites. DDF® is CREA's national distribution channel. Depending on your board, you may have access to one or both. The practical goal is the same: an automated, rules-compliant feed of listings onto your website.

What to look for in a listings website

Not every plugin or template treats listing data well. Look for these essentials before you commit:

  • Automatic sync that adds new listings and removes sold or expired ones.
  • Fast search and map pages that work on phones.
  • SEO-friendly listing pages with clean URLs and structured data.
  • Lead capture on every listing with instant email alerts.
  • The ability to limit listings to your service area.
  • Your own domain and branding — not a portal's.

How NexusIDX handles it

NexusIDX keeps a synced listings pool and shows each agent only the cities in their service area. Listing pages are fast, indexable and include your contact form. You pick your area, add your branding, and your site is live on a free nexusidx.com address — connect your own domain whenever you are ready.

Before going live with any listings website, confirm the data-feed terms with your board and CREA. This guide is educational and not legal advice.
